Quality Control Manager /Construction Contract Administrator

Chancey Design Partnership currently has one opening for a Quality Control Manager/Construction Administrator.

Individuals with or without formal training in architecture or building construction may apply however to be considered for this position applicants must demonstrate an appropriately high level of knowledge and skill as well as experience working in architecture firms while performing duties related to both quality control and construction administration.

Required Qualifications

• Minimum of five years experience performing the duties required of a construction contract administrator while employed in an architectural office.
• A high degree of knowledge regarding the appropriate use of materials, proper detailing for life safety, constructability, waterproofing, etc., knowledge of the Florida Building Code, the Life Safety Code, the ADA and Federal Fair Housing requirements and the mechanical, electrical and plumbing codes.
• Experience in performing the duties of a construction administrator during the entire construction duration.
• The ability to review construction documents prepared by others to find inconsistencies, conflicts, inaccuracies, missing information, missed coordination between drawings and between the drawings and specifications, code violations, etc., and to communicate this information to the project team while making recommendations to improve the quality of the documents.
• Full knowledge and understanding of AIA Standard Contracts and Construction Administration forms with experience in the use of these documents.
• Must be physically able to travel to and from construction sites and work on construction sites including accessing levels above the ground floor using ladders and other means as necessary to perform the required on site observations of the construction work.
• Must be willing to travel by plane or other means including personal vehicle (with reimbursement) to construction sites outside the Tampa area as needed.
• Must be willing to participate in continuing education classes as a student and by sharing with others in the office personal knowledge related to improving the quality of contract documents prepared by the firm.
• Must have excellent communications skills and must be able to work closely with all members of the construction administration department and with all other employees of the firm.
• Must be capable of and willing to instruct junior staff while setting a high professional standard within the office at all times.
• Must possess excellent writing, graphic and verbal communications skills.
• Must be able to convey an even and calm demeanor and develop and maintain a relationship of mutual respect, fairness and professionalism with members of the construction team.
• Must be able to perform CA and QC on multiple projects concurrently.

Detailed Job Description

• Fully understand the information conveyed on the drawings and in the specifications.
• Review contract documents and make recommendations as necessary to improve accuracy, consistency and adequacy.
• Participate in and direct pre-construction meetings with the General Contractor, sub-contractors.
• Perform regular on site observations and document non-conforming work during the construction phase.
• Attend regular on site meetings between the Owner, Architect and Contractor.
• Maintain a record of all meetings and site observations.
• Review critically all contractor applications for payment.
• Track required submittals and review them for conformance with the construction documents.
• Follow up on the correction of non-conforming work.
• Track Contractor generated Requests for Information (RFIs) and respond by preparing Architect’s Supplemental Instructions (ASIs).
• Prepare Change Order Requests (CORs) and review CORs prepared by the contractor.
• Prepare Change Orders and Construction Change Directives in a timely manner to avoid delaying the work.
• Be fully aware of the need to perform all duties in a timely manner and to avoid delaying the construction schedule.
• Critically evaluate the quality of the work and take action when necessary to insure that the owner’s interests are protected.
• Determine when the project is substantially complete.
• Determine when the project is finally complete.
• Perform post construction duties identified in the contract documents.
